The fight to protect our community continues. We need a massive surge of emails and a strong presence at the upcoming hearing to show our opposition.
1. Send an Email by Thursday, January 8, 2026 (3:00 PM)
- Email Karen Iverson at kiverson@bernco.gov and include these key points:
- State your clear opposition to the PNM applications for the electric substation on Paseo and transmission lines down Tramway.
- State your support for the SHHA appeal regarding the Bernalillo County Planning Commission’s recommendation.
2. Spread the Word
- "Bombard" the inbox: We need volume to make our voices heard.
3. Attend the County Commission Hearing
- When: Tuesday, January 27, 2025 @ 1:00 PM
- Where: 415 Silver Ave SW
- Why? A large turnout is the most effective way to demonstrate the strength of our community's opposition directly to the Commissioners.

SHHA office closure reminder and Tram ticket price increase for 2026
This is a friendly reminder that the SHHA office will be closed for the holidays from Wednesday, December 24, at noon through Thursday, January 1, 2026. The office will reopen on Friday, January 2, 2026, from 9am to noon.
If you’re planning to host family or friends over the holidays and want Sandia Peak Tramway tickets, please purchase them before the office closes.
Last day to purchase tickets: Wednesday, December 24, 2025, at noon.
Current SHHA price: $10 per ticket.
New price starting January 2026: $13 per ticket
Regular Tram price: $34 per ticket

Appeal Process Initiated for PNM Planning Commission Recommendation
Appeal Process Initiated for PNM Planning Commission Recommendation (ACTION REQUIRED BY DECEMBER 31, 2025)
I am writing to provide a significant update regarding the recent Bernalillo County (BernCo) Planning Commission's recommendation to the Board of County Commissioners to approve the PNM application.
I was recently contacted by Nick Hamm, the Director of BernCo Planning. He advised that, due to the outpouring of public interest in the Planning Commission's decision, BernCo has decided to implement an appeal process for this recommendation.
This appeal process offers a critical opportunity for our community to formally challenge the recommendation before it reaches the County Commissioners for a final decision.
Key Information & Next Steps
Action: BernCo will allow for an appeal of the Planning Commission's recommendation to approve the PNM application.
Documentation: Letters of instruction for initiating this appeal are currently being prepared.
Deadline: The deadline for filing the necessary appeal documentation will be December 31, 2025.
I will continue to monitor the situation and share the letters of instruction upon receiving them. Given the strict December 31st deadline, we must be prepared to act once the instructions are available.

Preparing for the SHHA Annual Meeting February 21, 2026
The SHHA Annual Meeting will be held on Saturday, February 21, 2026, from 9:00-11:00 am.
ALL meeting information is being posted on the Annual Meeting 2026 page on the SHHA website. Additional details will also appear in the January 2026 issue of the GRIT.
Solicitation of Questions for the Annual Meeting
As part of our commitment to transparency and member engagement, the Board is inviting questions from members on topics of interest. Members may submit questions in advance, and time will also be reserved for questions during the Annual Meeting. All questions will be addressed to the extent possible, and a full compilation of written questions and responses will be shared with the membership afterward.
To allow time for thoughtful review and preparation, please submit your questions via the website no later than January 16th.
Bylaws Revision and Vote at the Annual Meeting
In addition to the regular business of the Association, members will vote on the proposed revision of the Bylaws.
- The full draft will be available for review in January.
- A summary of key changes is available now on the website.
- Please note that the Bylaws are still undergoing final legal review, so some of revisions may be modified before the final version is posted in January.
The Board will also host informational meetings in January to walk members through the Bylaws changes and answer clarifying questions prior to the Annual Meeting. More details will be provided once dates are finalized.

The Annual Meeting website will also be updated with:
- Biographies of the Interim Directors standing for election
- A clear explanation of the election process
- Note: If the revised Bylaws are ratified, future Director elections will be conducted by majority vote rather than plurality.
Your participation is essential to maintaining strong and effective governance for our community. We encourage all members to submit questions early, review the proposed Bylaws, and attend one of the informational sessions.

2026 Calendar by Albuquerque Bernalillo County Water Utility Authority
The 2026 Calendar by Albuquerque Bernalillo County Water Utility Authority is available at the Sandia Heights Homeowners Association office, while supplies last.
PNM Substation Update
PNM Substation Update
Despite overwhelming community opposition, the Bernalillo County Planning Commission (CPC) approved the PNM North Albuquerque Acres (NAA) Substation project on December 3, 2025.
Community opposition was significant, with a total of 485 individuals submitting letters and emails against the project between September 3 and November 25, 2025, compared to only 78 letters of support.
During the nearly six-hour CPC meeting, Commissioners critically questioned PNM over inconsistent and inaccurate information in their siting study and their failure to provide previously requested data. Nonetheless, the CPC ultimately approved the necessary applications.
