SHHA Communications: New Email Lists and Preferences

Hello neighbors,

Welcome! We are updating to how the Sandia Heights Homeowners Association communicates by email. We’re glad you’re here and want to make it easier for you to stay informed.

New: SHHA Email Lists

We’ve created three separate SHHA email lists so information is clearer, more targeted, and easier to manage:

  • Essential Updates – Time-sensitive HOA information such as safety notices, major infrastructure issues, elections, and items that may require action.

  • Frequent Updates – General neighborhood news, announcements, meetings, and community information.

  • GRIT e-Delivery – An electronic version of The GRIT newsletter, for those who prefer to receive it by email.

To ensure no one misses important information during this rollout, everyone is currently subscribed to all three lists.

Managing Your Email Preferences

Each list is managed independently. You may unsubscribe from any list at any time without affecting the others. Every email you receive will include a link at the bottom where you can manage your preferences.

If you unsubscribe and later change your mind, you can re-subscribe at any time by visiting:

If you know of a neighbor who isn’t receiving HOA emails, please point them to that page as well.

New: Resident Login

If you are a resident or property owner in Sandia Heights, you can now manage your contact information, directory preferences, and print GRIT newsletter delivery preferences (for dues-paying SHHA members) through the My Account area of the website:

You can log in if your email address is on file with the SHHA office. To access your account, you’ll receive a login link by email—simply click the link to sign in.

If you do not receive a login email, you may request an update to your information here:

Requests are reviewed and verified manually by office staff to protect the accuracy and integrity of the homeowner database, ensuring we can reliably contact you about important matters related to your property.

New: Website Navigation & Content

The new website layout makes it easier to find the information residents use most, including urgent notices, Tram Tickets, the GRIT newsletter, Unit Covenants, and Architectural Guidelines. Navigation has been simplified, headings clarified, and committee pages standardized. All content from the previous site has been retained.

This is a friendly reminder about the upcoming Bylaws Information Sessions. These sessions are an opportunity to learn more about the proposed revised Bylaws, ask questions, and better understand key changes.

Your participation is encouraged, whether you have specific questions or simply want to become more familiar with the proposed changes.

  • Session 2 - January 30, 9-10:30 am
  • Session 3 - February 6, 9-10:30 am
  • Session 4 - February 12, 5-6:30 pm

BCC Grants 120-Day Continuance on PNM Project

BCC Grants 120-Day Continuance on PNM Project

Following a marathon 4-1/2 hour hearing on January 27, the Board of County Commissioners (BCC) voted unanimously to grant a 120-day continuance regarding the proposed PNM substation and transmission lines. This decision followed testimony from three appellant groups and concerns voiced by approximately 50 members of the public.

The BCC has directed PNM and the county Planning Staff to use this time to address critical gaps in their proposal, specifically:

  • Undergrounding Analysis: A study on the cost and feasibility of placing transmission lines underground.

  • Substation Siting: Completion of the siting report, which was previously submitted as an incomplete draft.

  • Transmission Siting: Completion of a formal siting study for the power lines, a step that has not yet been performed.

The BCC directed the staff to engage an independent, third-party engineering firm to review these findings. The 120-day period concludes on May 27

This is a significant step toward ensuring transparency and protecting the interests of Sandia Heights. We will continue to monitor the process and provide updates as the May deadline approaches.

Our appeal hearing before the Bernalillo County Commission (BCC) is scheduled for Tuesday, Jan. 27, at 1:00 PM at the Ken Sanchez Commission Chambers (415 Silver Ave. SW).

Since September, SHHA residents have organized to oppose PNM’s proposal to install 90-foot transmission towers. These structures pose significant wildfire risks, threaten property values, and would permanently obstruct the iconic views of the Sandias. While the Planning Commission recently issued a recommendation in favor of PNM, the SHHA and two other local groups have filed formal appeals to challenge this project.

Why Your Attendance Matters

We have built a strong case, but the Commission’s decision often reflects the level of visible community engagement. It is vital that we have a significant presence at the hearing to demonstrate the depth of our opposition and ensure our community's voice is heard.  Bus transportation will be provided to the meeting, leaving that SHHA office at 11:30 am.

New material for the Sandia Heights Homeowners Association Annual Meeting 2026


Dear Sandia Heights Members,

New material for the Sandia Heights Homeowners Association Annual Meeting 2026 is now available on the Annual Meeting webpage.

The webpage includes information regarding:

  • The proposed Bylaws revision 

  • Side-by-Side Comparison of Current Bylaws and Proposed Bylaws Revision

  • Bylaws voting process

  • Bylaws information sessions and how to register

Members are encouraged to review the posted materials in advance of the Annual Meeting.

The Association will hold Bylaws Information Sessions prior to the meeting to provide background on the proposed revisions and to respond to member questions. These sessions are informational in nature and are intended to support member understanding ahead of the vote.

Voting on the proposed Bylaws will take place at the Annual Meeting, with an absentee voting option available as described on the webpage.

Bus Transportation to County Commission Appeals Hearing-January 27, 2026

Bus transportation will be provided to the County Commission Appeals Hearing on January 27, 2026.  First come first served up to 50 seats.

Date: January 27, 2026

Pick up time: 11:30 am (the hearing starts at 1pm)

Location: Sandia Heights Homeowners Association office parking lot

Please park at the North end of the parking lot, leaving ample space for other offices in the center.  You are welcome to tip the driver upon return, if you would like.
